How much does it cost to sell through you?
Our commission is 2% plus VAT of the sale price, paid only by the seller and only when the preliminary sale agreement is signed. Photography, valuation and marketing are included. Buyers pay no commission on our exclusive listings.
What documents do I need to sell?
The title deed, cadastral documentation and land registry entry, an energy performance certificate, a tax clearance certificate from the local council and a certificate from the owners’ association. You can find the full list and steps in our guide to the documents you need.
How long does a sale take?
For a correctly priced home, our average is 47 days from listing to the preliminary sale agreement. Paperwork and the notary appointment usually add another two to three weeks.
What extra costs do I pay at the notary’s office when buying?
The notary’s fee, based on the national fee schedule, and the land registration fee, which is 0.15% of the price for individuals. If you take out a mortgage, registering it is an additional cost. We calculate the exact amount for you before the preliminary sale agreement.
What deposit do banks require in 2026?
Usually 15% for a mortgage in Romanian lei on the home you live in. The deposit is higher for a second home or a mortgage in euros. You can find the details in our mortgage guide.
Can I sell a home with an outstanding mortgage?
Yes, it happens often. The bank gives its consent and confirms the outstanding balance. At the notary’s office, part of the sale price pays off the mortgage before the remainder reaches you. We handle the correspondence with the bank.
How much does renting through you cost?
The landlord pays a one-off fee equal to one month’s rent when the tenancy agreement is signed. The tenant pays no commission. We include tenant checks, the agreement and a handover report with photographs.
